Country Club Village at Tuscawilla

Country Club Village is a deed-restricted community incorporated in 1979 and completed in 1992 with 245 single-family homes. The main road into our neighborhood crosses the Tuscawilla Country Club's golf course and many of our homes are on the golf course. 

Homes vary between two, three or four bedrooms, and one or two stories. All homes were built with cement tile roofs. Each homeowner owns the property upon which the home sits. The Village was constructed in three stages. Stages One and Two are closest to the community entrance. Those homes are constructed of cement block for the first story and wood siding for the upper story. The final phase (Three) homes consist of cement block for the first floor and stucco over frame for the second story.

Our community has a mandatory homeowners association (HOA). Each homeowner is a member of the CCV HOA. The HOA provides common area maintenance, basic lawn care and landscape services for all homes (mowing, edging, hedge trimming and chemical treatments). Common areas consist of natural and landscaped areas including a pond with a fountain and a maintenance building on the power line access road.

The HOA owns and is responsible to maintain all roadways, including the power line access road which runs along the east side of the development, the front entrance sign and landscaping, common areas and common area irrigation, street signs, storm and drain water piping. Electric light poles are owned and maintained by Duke Energy. Water supply and sewage piping is owned and maintained by the City of Winter Springs. Underground electrical, phone and cable supply wiring are owned and maintained by service providers.

Tuscawilla

Tuscawilla is a 3500 acre Planned Unit Development community located in Winter Springs, Florida. It is one of the oldest and largest planned communities in Seminole County. Originating in 1969 the community is home to more than 11,000 residents and 28 different communities from condos, villas, and townhomes, as well as small to large single family and estate homes all of which comprise the Tuscawilla Country Club Community.  Tuscawilla is a diverse and family-friendly community with two parks, the Bear Creek Nature Trail, the Cross Seminole Trail, a full-service Country Club and A-rated schools! Downtown Orlando is a convenient twenty minutes away by the Greeneway (State Road 417), a high-speed toll road with entrances adjacent to Tuscawilla.

In 1977 the Tuscawilla Homeowners Association (THOA) was incorporated to maintain and improve the 3500 acre community. The THOA represents the residents regarding issues which transcend the individual HOAs. The THOA spearheaded the Tuscawilla Beautification District. This effort resulted in the following:

· An expanded grand entrance with fountains at the intersection of Winter Springs Boulevard and Tuskawilla Road.

· Upgraded streetlights and signage along Winter Springs Boulevard and the Northern Way Circle.

· Enhanced entrance signs at the other gateways to the PUD.

· Trees, foliage and ground covers in the median along Winter Springs Boulevard.

This work was/is paid for by a special property tax supplement for Tuscawilla residents. Allresidents of Tuscawilla are eligible to become members of the THOA. A yearly membership fee is required.  The THOA also publishes a periodical that presents topics of interest to the community.
